The Reserve Costa Rica

By confirming a reservation with The Reserve Costa Rica, the guest accepts the following terms and conditions:

1. Prices and Taxes

All rates are expressed in US dollars (USD).
13% VAT and damage deposit fee, will breakdown at the time of payment.
Rates may vary depending on the season, demand, and availability.

2. Payments and Booking Conditions

100% payment is required at the time of confirming the reservation for online payment.
Payments are accepted via debit/credit card, bank transfer or deposit.
For transfers or deposits, the guest has 24 hours to make and report the guarantee deposit fee payment.
Cancellation policies apply as stated in the Booking & Cancellation section.

3. Damage Deposit

An additional refundable damage deposit is required and will be charged during the payment process.
The damage deposit may be retained in whole or in part to cover damages, theft, missing items, violations of these Terms and Conditions, extraordinary cleaning, or any additional costs incurred as a result of the guest’s stay. If the total cost exceeds the amount of the damage deposit, the guest agrees to pay the remaining balance upon request.

The refund is processed the day after check-out, subject to inspection.

4. Check-in and Check-out

Check- in: 3:00 p.m. – Check- out: 11:00 a.m.
Early check-in and late check-out are subject to availability and have an additional cost..
Please respect these times.

5. Parking

A maximum of two (2) vehicles by reservation.
An additional vehicle may be authorized at a cost of $50 subject to availability.
The Reserve is not responsible for damages or thefts in the parking area.

6. Events and Visits

Guests are allowed provided that do not exceed the maximum capacity of the property.
Events only with prior authorization.Non-compliance may result in a fine of $500.

7. House Rules

No smoking inside the house.
No glassware allowed in the pool.
Quiet hours:
Loud music is not permitted between 10:00 PM and 6:00 AM. Please use only the villa’s speakers and keep the volume at an appropriate level.
Care of furniture and appliances
Please handle all furniture, appliances, and utensils with care. If anything is damaged or not functioning properly, let us know so we can address it as soon as possible.
Responsible use of energy
Turn off lights, appliances, and air conditioning when you are not in the property to help conserve energy.
Responsible use of water
Make sure all faucets are turned off, especially if you plan to leave the house. Leaving a tap running could drain the reserve tank, and restoring service may take between 30 minutes and 3 hours.
Trash and recycling
Please dispose of garbage in the appropriate containers and separate recyclable materials whenever possible.
Respectful behavior
Please treat the space with the same respect you would your own home. Any inappropriate or disrespectful behavior will not be tolerated.
Liability for damages
You are responsible for any damage or loss that occurs during your stay. If anything is broken or damaged, please inform us immediately.
Please take care of bed linens and towels. Certain stains, such as makeup or dirty shoes, may be impossible to remove. If a stain is permanent, an additional charge for replacement may apply.

8. Breach of Terms and Early Termination

The Reserve Costa Rica reserves the right to terminate the reservation and occupancy of the property if any guest materially breaches these Terms and Conditions or the House Rules.
Material breaches include, but are not limited to:

  • Exceeding the maximum authorized occupancy.
  • Hosting unauthorized parties or events.
  • Excessive noise or disturbances after receiving a warning.
  • Smoking inside the property.
  • Intentional or negligent damage to the property or its contents.
  • Illegal activities on the premises.
  • Threatening, abusive, or violent behavior toward staff, neighbors, or other guests.
  • Any conduct that compromises the safety, security, or peaceful enjoyment of the property.

In the event of a material breach, The Reserve Costa Rica may terminate the reservation without refund. Upon notification, the guest agrees to immediately vacate the property. If the guest refuses to leave, The Reserve Costa Rica reserves the right to contact local law enforcement or pursue any legal remedies available under Costa Rican law.

Any damages, extraordinary cleaning, legal expenses, or additional costs arising from the breach remain the responsibility of the guest and may be deducted from the damage deposit or charged separately if they exceed the deposit amount.

9. Cleaning Service

Included for stays of 3 nights or more. Housekeeping service frequency depends on the length of your stay and will be scheduled upon arrival.

10. Travel with Minors

Minors must be accompanied by an adult over 21 years of age.

The adult is responsible for their safety. The Reserve Costa Rica does not assume responsibility for accidents.

11. Pets

A maximum of two (2) dogs up to 10 kg.
Additional cost of $50 per pet.

12. Problem Report

Any problems should be reported immediately.
There will be no compensation for late reports.

13. Responsibility and Disclaimer

Use of the facilities is at the guest’s own risk.
The guest agrees to release The Reserve Costa Rica from claims for accidents, losses or damages during the stay.

14. Third-Party Services

We are not responsible for the acts or omissions of external providers.

14. Force Majeure

Cases of force majeure will be evaluated on a case-by-case basis.

15. Data Protection

Guest personal information will be used solely for purposes related to the booking.

16. Divisibility

If any clause is deemed invalid, the other provisions will remain in effect.
