1. Reservation Categories
Standard Reservations
Applies to:
- Reservations under USD $10,000
- Booked less than 90 days before arrival
Premium Reservations
Applies to ANY of the following:
- Reservations USD $10,000 or more
- Booked 90 days or more before arrival
- Peak season dates (holidays, high-demand periods, or special events defined by management)
2. Payment Terms
Bank Transfer Reservations
To confirm the booking:
- 30% Booking Deposit required to secure the reservation + Security Deposit (fully refundable after check-out if no damages)
Balance Payment
- The remaining balance may be paid:
- Up to 30 days before arrival, or
- At check-in (only if previously agreed)
No additional transfers are required if the guest prefers to avoid banking fees.
Credit Card Reservations
- 100% of the reservation is charged at the time of booking
- Same cancellation policy applies based on reservation category
3. Security Deposit
- The Security Deposit is fully refundable after check-out, provided there is no damage or violation of house rules.
- This deposit is not affected by cancellation terms.
4. Cancellation Policy
Cancellation fees are always calculated based on the total reservation value, not the amount paid at the time of cancellation.
Standard Reservations
- More than 60 days before arrival: 100% refund of payments made.
- 31–60 days before arrival: 80% refund of total reservation value collected
- 15–30 days before arrival: 50% refund of total reservation value collected
- 14 days or less before arrival: No refund. Reservation may be rescheduled once within 4 months (subject to availability and rates variations)
- Rescheduled reservations: No refunds or further changes allowed
Premium Reservations
- More than 90 days before arrival: 100% refund of payments made (excluding Security Deposit)
- 61–90 days before arrival: 75% refund of total reservation value collected
- 31–60 days before arrival: 50% refund of total reservation value collected
- 30 days or less before arrival: No refund. One-time rescheduling allowed within 4 months (subject to availability and rates variations)
- Rescheduled reservations: No refunds or additional rescheduling permitted.
5. Important Payment Protection Clause (Bank Transfer Only)
For reservations paid via bank transfer:
Cancellation fees apply to the total reservation value.
If the cancellation fee exceeds the amount received at the time of cancellation, the guest is responsible for paying the outstanding balance of the cancellation fee.
6. General Conditions
- Refunds are processed according to the original payment method.
- Rescheduling is subject to availability and rate differences.
- Management reserves the right to classify reservations under Standard or Premium categories at the time of booking confirmation.
